Health Wave Partners recently announced the acquisition of MorningStar Senior Living of Parker, a premier Class-A senior housing campus located in the affluent Denver submarket of Parker, Colorado. The transaction further advances Health Wave Partners’ strategy of investing in high-quality senior housing communities alongside exceptional operating partners in demographically advantaged markets.
The 191-unit community offers a full continuum of care and delivers a comprehensive resident experience tailored to evolving lifestyle and healthcare needs, including high-quality interior finishes, multiple dining venues, fitness and therapy spaces, landscaped courtyards, and a variety of social and wellness areas designed to promote engagement and comfort. The property also benefits from proximity to retail and medical services as well as convenient regional connectivity, enhancing both resident quality of life and accessibility for families.

“MorningStar of Parker exemplifies the type of high-quality, institutionally operated assets we seek to own,” said Philip Kayden, Chief Investment Officer at Health Wave Partners. “We are excited to partner with MorningStar, a Denver-based operator with deep local expertise and a strong regional brand. The community’s strong operating performance, led by a seasoned leadership team and prime infill location position it well for sustained growth.”
Says Jamie Ranzan, President & Chief Investment Officer of MorningStar, “We are thrilled to launch our relationship with Health Wave Partners through their acquisition of our Parker community. MorningStar of Parker will benefit by transitioning from one best-in-class owner to another, enabling us to bring the full value of service excellence to residents. We are blessed to work alongside Health Wave Partners as we expand our respective portfolios.”
MorningStar opened the first building on campus in 2012, expanding in 2014 and again in 2016. Today it maintains near-full occupancy, a testament to prioritizing servant-leadership, proprietary programming, and the array of standards that have made MorningStar a well-respected brand in senior housing for the last 22 years.
