Modular buildings usually fail at the joins. A wall panel may be accurate, and a window may meet its own specification, yet water can still enter where the two systems meet. Developers should settle the frame, opening, drainage, insulation, and seal details before factory production starts. This matters most on exposed, coastal, or high-transport projects.

The starting point is the structural system. A factory-made light steel frame can improve dimensional repeatability and speed on site, but the project team still needs confirmed tolerances for wall panels, window rough openings, doors, fasteners, and service penetrations. These dimensions should appear in the approved drawing package rather than be left for site adjustment. Developers evaluating light steel framing systems should request the interface details alongside the structural drawings: wall build-up, vapour-control strategy, attachment locations, and the sequence for closing the external envelope.

Specify the complete opening, not a strip of seal

Windows and doors bring together water, air, heat, movement, security hardware, and finishing trades. A usable opening detail defines the sill pan or drainage route, flashing continuity, compression zones, corner treatment, compatible sealant, and allowance for structural movement. It should keep water out of concealed areas and give any water that gets past the outer layer a clear route to drain.

For this reason, procurement specifications should refer to the required performance and geometry of door and window sealing solutions, including substrate compatibility, compression range, UV exposure, installation orientation, and expected operating cycles. Samples should be tested in the real frame profile and finish rather than approved as loose strips.

A practical pre-production checklist

Before releasing a modular building order, the team should confirm:

  • Frame and opening tolerances, with an agreed method for measuring them.
  • The complete wall and roof build-up, including insulation and vapour-control layers.
  • Drainage, flashing, and seal continuity at openings, corners, and panel joints.
  • Transportation restraints and their impact on finished surfaces and seals.
  • Inspection points at factory completion, delivery, installation, and handover.

Avoid the handover surprise

Many building-envelope failures are not caused by one defective component. They result from unclear responsibility between framing, window, cladding, and installation suppliers. A single interface schedule gives each party a measurable deliverable and makes inspection more meaningful. It should identify the applicable drawing, material, fixing method, tolerance, visual acceptance standard, and corrective route for every critical junction.

Weather resistance depends on design management as much as materials. Coordinate the frame, openings, and seals early, then inspect those same interfaces in the factory and on site. That preserves the speed benefit of modular construction without storing up rework for handover.

Manage procurement around interfaces, not product silos

The commercial package should make interface ownership explicit. The frame supplier may control the opening size, the window supplier may control the frame geometry, the cladding contractor may control external flashing, and the installer may control final adjustment. If none of these parties owns the complete junction, the developer should appoint a coordinator and require a signed interface drawing before manufacture. This is particularly valuable for projects delivered across borders, where a locally sourced installer may not have been involved in the original design review.

Sample approvals should also reflect the installed condition. A useful mock-up includes representative frame material, insulation, external cladding, opening, flashing, seal, and fixing method. It permits the team to inspect visual alignment, drainage, access for installation, compression of the seal, and the order of work. If a change occurs after the mock-up is approved, the affected junction should be reviewed again rather than assumed to remain valid.

Finally, handover documents should include photographs of concealed interfaces, material batch information, maintenance instructions, and a clear route for reporting water ingress. These records help an owner distinguish an installation issue from an operational or maintenance issue later in the building lifecycle. The result is a more predictable asset and fewer disputes after practical completion.
